Toll Bros. is building 90 single-family homes on 1-acre homesites at Cheltenham Estates in Clinton, a community adjacent to 70 acres of open space less than five miles from the Beltway and 10 minutes from the Branch Avenue Metro station.

Each home in this Prince George’s County community will include a choice of exterior designs, 6-inch beaded vinyl siding, professional landscaping, a post lamp and a three-car garage.

Inside, all eight models feature four or five bedrooms; 2½ to 4½ baths; oak stairs; hardwood flooring in the foyer and kitchen; 9-foot ceilings on the main level; crown and chair-rail molding; ceiling medallions; an archway with fluted trim and corner medallions; a gas fireplace; 42-inch cabinets, granite or Corian counters, and recessed lighting in the kitchen; ceramic tile flooring in the baths; a luxury master bath with a soaking tub and separate shower; a security system; a rough-in for a lower-level bath; and gas heat and hot water.

The homes have 3,408 to 4,937 finished square feet, with base prices from $638,995 to $806,995. Homeowner association fees are $70 per month.

The Hampton model, with 4,728 square feet, is priced from $751,995. This home features a two-story foyer with dual staircases to the upper level, a central hall and a dramatic two-story family room with windows on three sides.

The main level includes a formal living room and an oversized formal dining room and a corner study with an adjacent powder room. Near the kitchen and breakfast area are a rear staircase, a mudroom and a laundry room.

Upstairs, the master suite has a separate sitting room, two walk-in closets and a luxury bath. Three more bedrooms, each with a private full bath, complete this level.

Options include finished lower levels, sunrooms, skylights, decks and wet bars.
